House Update!

Yesterday was a loooong day of hearing nothing back from the sellers, followed by about 6 hours of waiting today. I spent most of the day watching my email like a hawk for word from our realtor. Then finally around 2:30 today, we got word that they were sending over a counter-offer. Kurt sent it on as soon as he received it and I was really hoping it wouldn't be something ridiculous. I was pleasantly surprised. They came down quite a bit on the price and included 4% of the purchase price for pre-paids, closing costs, etc. Kurt called Brady, then me, and already had his strategy for a counter-offer to get us the best deal. First he double-checked with our loan officer for the closing costs, pre-pays, and other loan costs. Turns out the 4% is plenty to cover it.

So we're sending in our counter-offer with a deadline of Monday at 6pm. Remember, it's a company that is probably closed on the weekends so they'll have to respond quickly. I feel pretty good about it. Kurt's a really smart guy and we've definitely bonded with him. I'd probably go in with a little bit higher offer, but he thinks he can get them with our new offer. Plus if they do counter, we'd probably be at the price I would have offered anyways. Better than higher!
